Happy Holidays from Archival Designs!

During the Holiday season you may find yourself making family traditions the number one priority on your list. Making sure that everyone is taken care of and wishing that your family enjoys the time spent together is very important. Those hosting family members for the holiday season have one more item on their wish list, and that is space. AAA forecasts that 91.9million Americans will be traveling this holiday season! Now considering that the hotel industry does get a chunk of that business, most people are traveling to be with their families.  Finding accommodation for host and guest can seem to be nowhere in sight.  But utilizing spaces that where specified for one thing could be a perfect solution! Urge Your Members of Congress to Co-Sponsor the Homeowner Flood Insurance Affordability Act

Call to Action: NAHB is asking members to contact their Senators and Representatives to urge them to co-sponsor the Homeowner Flood Insurance Affordability Act, (H.R. 3370 and S.1610), which was introduced in Congress last week to address problems stemming from implementation of the Biggert-Waters Flood Insurance Reform Act.

Implementation of the Biggert-Waters Act has caused serious affordability concerns due to significant increases in flood insurance premiums. There are also concerns related to remapping of the Flood Insurance Rate Maps. If not corrected, these issues will severely impact the sale and construction of new homes as well as remodeling in many communities across the nation.

When the Homeowner Flood Insurance Affordability Act was introduced on Oct. 29, Rick Judson noted that “NAHB commends Sens. Robert Menendez (D-N.J.) and Johnny Isakson (R-Ga.) and Reps. Michael Grimm (R-N.Y.) and Maxine Waters (D-Calif.) for championing identical bipartisan legislation in the Senate and House that will provide relief from soaring flood insurance premium rates for countless home owners across the nation.”

The provisions in the insurance reform bill, Judson said, “will prevent undue hardship on the recovering housing market, help current and future policyholders keep their premiums affordable, prevent home values from dropping, and make the National Flood Insurance Program more effective for years to come.”

NAHB Weighs In on Proposed Credit Risk Retention Rule

NAHB scored an important victory for builders and home buyers in August when regulators withdrew a proposed qualified residential mortgage (QRM) standard that would have resulted in 20% downpayments becoming the market standard. At the time, the regulators set out a new proposal that would align the definitions of a qualified residential mortgage with the qualified mortgage (QM), a move that NAHB supports.

We followed up last week with extensive comments urging regulators to adopt a QRM standard that ensures safe mortgage lending and prudent underwriting standards and does not exclude large numbers of creditworthy borrowers from the opportunity to purchase a home. Specifically, we urged the federal agencies to adopt a revised definition of a QRM that equates with the definition of the QM that was included in the Ability to Repay standard scheduled to go into effect on Jan. 10, 2014. The QM provides sound underwriting criteria and excludes risky products such as negative amortization and no documentation loans, we noted in our comments. And importantly, the QM does not include a specific downpayment requirement.

NAHB also voiced strong opposition to a proposed alternative, called QM-plus, that would require a 30% downpayment and other more conservative underwriting criteria. In particular, NAHB is concerned that responsible consumers would be forced into more expensive mortgages simply because they do not have 30% or more for a downpayment.

Our comments also addressed commercial and multifamily real estate lending and urged the regulators to differentiate multifamily from other commercial real estate loans and to allow subordinate loans in order to ensure a stable and liquid market for multifamily financing. DIY Fall Accents That Wow!

Fill your home with fall to last all season with these quick and easy nature-inspired decorating ideas.

Color Blocking

Arrange branches of fall leaves by hue to establish a color-blocking effect. Place one color of leaves so they land on one side of the vase and another color so that they fall to the other side of the vase.

Luxe Pumpkins

Bring a little sparkle to natural fall decor. Coat light-color pumpkins with iridescent spray paint, and while the paint is wet, sprinkle iridescent glitter over the pumpkin.

Nut Wreath

Branch out from the standard round wreath and try a different shape on your front door. Hot-glue unshelled nuts to a picture frame, leaving a spot at the top for a ribbon. Wrap a coordinating ribbon around the top in a loop to create the wreath hanger.

Fall Display

Capture fall inside a bell jar set atop a shallow terra-cotta bulb dish. Line the dish with moss, add a few small gourds and branches of leaves, and top with a bell jar. You can also use a terrarium or even a glass cake cover to create this look. For added effect, arrange a few objects around the base of the dish.

Filled Up

Layering and incorporating various elements are key to an eye-catching fall display. To create this look, fill vases partway with nuts. Cut a piece of scrapbook paper to fit inside the vase and arrange shocks of wheat or other branches in the vase.

Go Wild

For an organic look straight out of nature, be a little eclectic in your fall display and arrangements. Gather a variety of flowers, stems, fillers, and twigs and arrange at random. Use a rustic or vintage-looking vessel, such as a galvanized bucket, to complete the look.

Creative Fall Vases

Turn gourds into interesting vases and display them on a mantel. Hollow out hard-shell gourds to create vases you can use again and again. Cut off the tops and clean out the insides, then fill with flowers. Dress them up by painting a border around the base. Pair the vases with exotic flowers for an unexpected twist.

Pumpkin Delight

Get crafty with your extra pumpkins and embellish them with leaves for a colorful addition to your fall decorating. Or skip pumpkin carving altogether, and decorate your pumpkins with paper designs. Cut out leaves using colored paper that complements the hue of your pumpkin. Use decoupage to attach the paper to the pumpkins.

Enjoy the fleeting days of fall long after the final leaves have fallen and the ground has frozen with autumn-inspired terrariums. Fill glass apothecary jars with tiny gourds and plant life to create a mini ecosystem. Place the terrarium in a spot that gets natural sunlight. For the best results, remove gourds and plants from jars at the end of your gathering and add water.

Fall Elegance

Showcase miniature pumpkins in an elegant fashion with a bell jar or cloche. The pumpkins create the homey, fall look, but a sleek glass dome adds a touch of class and formality. Add colorful details around the dome, such as leaves, flowers, or other fall favorites, to complete the arrangement.

Autumn Bouquet

Rather than a bouquet of flowers, go for a bouquet of autumn leaves. The bright and ever-changing colors bring a burst of vibrance to the room. Plus, this look couldn’t be simpler. Snip some small branches off a tree in your yard, or for a longer-lasting look, purchase faux leaves at a local crafts store.

Modern Cornucopia

Expand beyond the traditional cornucopia with a more modern, colorful look. Use tulle netting as the cornucopia. Fold a square of the material to create a cone and secure with adhesive. Fill the cornucopia with produce like apples, pears, berries, nuts, and more. Complete the look by adding a thick ribbon around the arrangement and curling the ends.

Gourd and Pumpkin Lights

Jack-o-lanterns add a spark to your autumn-inspired decor, but this time, the faces and fancy carvings aren’t necessary. Simply cut a hole in the top of a pumpkin, scoop out the insides, and place a candle inside the cavity to create a warm fall light. Try different sizes of pumpkins and surround them with gourds and other pumpkins to complete the arrangement.

Seasonal Color Palette

Autumn is a season full of colors — but not just the reds, oranges, and yellows of the leaves. Deep colors, like purple, green, or navy work, as well. This palette of green and purple uses nature’s treasures to accentuate the colors. Arrange artichokes, heads of lettuce, and lotus pods in similar colored vases, or use dry split peas as a vase filler.

Enchanting Nature

Subtly add a little depth and shine to a traditional harvest wreath with metallic spray paint. Warm metallics such as gold, copper, and brass keep the fall look but add a bit of subtle glamour. Divide dried wheat into bunches, lightly mist them with the paint, and tuck them in layers into a wreath form.

Pumpkin on a Pedestal

Don’t put your empty planters away just because it’s fall. Turn a planter into a pedestal for a pumpkin to create a simple fall display outside.

Combo Arrangement

Creating a fall arrangement is as simple as getting the right materials and tossing them together. The combination fruits, pinecones, leaves, gourds, and more provides a variety of colors, shapes, and textures that instantly makes the arrangement look complete. Be sure to get an array of materials in a variety of textures to mix and match for the best arrangement.

Acorn Napkin Rings

Take a nature walk to gather acorns to make these napkin rings, perfect for a fall table setting. For each ring, drill tiny holes through the sides of nine or 10 acorns. Wire the acorns together, alternating the acorns top to bottom so they nestle together tightly. Twist the ends of the wire together and trim off the excess.

Harvest Corn

Tie a grouping of Indian corn ears together and hang from a cabinet door. Display jars filled with dried corn and seeds behind glass-front cabinet doors.
